This Rental Agreement explains the terms and conditions of your
month-to-month outdoor vehicle storage rental.
Please read this Rental Agreement carefully before signing or
electronically accepting its terms.

Definitions
Owner
Arbor RV Storage, the owner and operator of the storage facility.
Tenant
The individual or entity renting a storage space under this Rental Agreement.
Vehicle
The RV, boat, trailer, camper, motorhome, or other approved vehicle identified in this Rental Agreement.
Rental Agreement
This document, together with the Rental Summary, Facility Rules, and any documents incorporated by reference.

Rental Term
Month-to-month outdoor vehicle storage with a two-month minimum.
This Rental Agreement is for a
month-to-month rental
with a minimum rental period of
two months.
The rental relationship begins on the
Contract Date Signed
entered by the Tenant in the online rental form or on the printable
Rental Agreement. Rent begins on that date, even if the Tenant moves
the vehicle into the facility at a later time.
After the minimum rental period, this Agreement continues from month
to month until ended in accordance with the Notice to Vacate section
of this Agreement.
Arbor RV Storage may choose not to continue or renew a
month-to-month rental as permitted by applicable law and the terms
of this Agreement.
Important:
Signing the Rental Agreement does not by itself authorize move-in.
The Tenant may move in only after the required documents and first
invoice payment have been received and Arbor RV Storage has emailed
the assigned storage space number, gate access code, and move-in
instructions.

Initial Move-In Payment
The first invoice is based on the Contract Date Signed.
All amounts shown on the first invoice must be paid before the Tenant
receives the assigned storage space number, gate access code, and
move-in instructions.
Contract Date Signed: 1st–15th
First half of the month

One prepaid last month’s rent

Example: Contract Date Signed July 10
The first invoice includes prorated July rent and one prepaid
last month’s rent.
Example: Contract Date Signed July 16
The first invoice includes prorated July rent, full August rent,
and one prepaid last month’s rent.
Prepaid last month’s rent:
The prepaid last month’s rent will be applied to the Tenant’s final
rental month after the required 30-day written notice to vacate has
been provided. It is not applied to ordinary monthly payments while
the rental remains active.

Monthly Payments
Rent is due in advance on the first day of each month.
After the first invoice has been paid, monthly rent is due in advance
on the 1st day of each month.
Monthly Due Date
Rent is due on the 1st day of each month.
Invoice Delivery
Monthly invoices are generally emailed approximately two weeks
before the payment due date.
Payment Method
Online credit or debit card payments only. Cash and checks are
not accepted.
AutoPay
AutoPay may be used to charge the payment method on file each
month. The Tenant may discontinue AutoPay and pay manually online.
Late Fee
A $20 late fee will be added on the
10th day of the month if rent has not been received.
Refunds
All payments are non-refundable. No full or partial refunds will
be issued after payment has been received.
Tenant responsibility:
The Tenant is responsible for keeping the email address and payment
information on file current and for ensuring that payment is received
by the due date, even if an invoice or reminder is not received.

Move-In Requirements
Complete the online process or submit the printable documents.
Before moving a vehicle into the facility, the Tenant must complete
one of the following rental options and pay the first invoice.

The Tenant may move the vehicle into the assigned storage space at
any time after receiving this email, using the personal gate access
code provided.

Facility Rules & Prohibited Activities
The property is intended for outdoor vehicle storage only.
The Tenant must use the assigned space and facility in a safe,
responsible manner and must comply with all posted signs, instructions,
and reasonable facility rules.
The stored RV, boat, trailer, or vehicle must remain properly
registered, insured, operable, and suitable for outdoor storage.
The Tenant is responsible for keeping the assigned space clean and
free of trash, loose materials, and hazardous substances.
Permitted Use
Storage of an approved RV, boat, trailer, camper,
motorhome, or vehicle
Vehicle drop-off and pick-up using the assigned space
Tenant use of the RV dump station when available
Water access for tank refills when available
Prohibited Activities
Camping, sleeping, overnight stays, or living in any
stored vehicle
Repairs, mechanical work, maintenance, oil or fluid changes
Tire changes, tire repairs, or routine wheel service
Electrical work
Washing, detailing, or rinsing vehicles on the property
Outside repair personnel, mobile mechanics, detailers,
or other third-party vendors
Welding, grinding, spray painting, or use of open flames
Storage of hazardous, explosive, flammable, illegal,
or environmentally harmful materials
Commercial operations, sales, meetings, gatherings,
or other non-storage activities
RV dump station and water access:
These amenities are for current tenants only and may be used only
for their intended purposes. Water access is for tank refills and
may not be used for vehicle washing.
Emergency situations:
If a vehicle becomes disabled or has an urgent safety issue while
on the property, the Tenant must contact Arbor RV Storage before
arranging towing. All repairs, maintenance, tire service, and
electrical work must be completed off-site.

Gate Access
Authorized tenants may access stored vehicles 24 hours a day.
Authorized tenants have
24/7 gate access for vehicle drop-off and pick-up only,
including weekends and holidays.
Access is limited to the Tenant, authorized drivers, and approved
vehicles connected with the rental. The Tenant is responsible for
the conduct of anyone entering the facility through the Tenant’s
access.
24/7 Access
Available to authorized tenants for vehicle drop-off and pick-up.
Assigned Space
The Tenant must park only in the storage space assigned by
Arbor RV Storage.
Secure Entry
The gate must be allowed to close fully after each entry
and exit.
Access restrictions:
Gate access may be temporarily limited for emergencies, maintenance,
safety concerns, legal requirements, non-payment, or violations of
this Agreement.

Notice to Vacate
A 30-day written notice is required before ending the rental.
The Tenant must provide Arbor RV Storage with at least
30 days’ written notice
before ending the rental and removing the stored vehicle.
Notice should clearly state the Tenant’s name, assigned space number,
intended move-out date, and a current forwarding email address or
other contact information.

Provide Notice
Submit written notice at least 30 days before the intended
move-out date.

Pay Amounts Due
Pay all rent, fees, and other charges owed through the final
rental date.

Remove Property
Remove the vehicle and all personal property from the assigned
space.

Leave Space Clean
Leave the assigned space clean and free of trash, debris,
and loose materials.
Application of Prepaid Last Month’s Rent
After proper 30-day written notice has been provided, the prepaid
last month’s rent will be applied to the Tenant’s final rental month.
The prepaid amount does not replace any additional rent, fees,
damages, cleanup costs, or other charges that may be due.
No partial refunds:
No full or partial refund will be issued if the Tenant removes the
vehicle before the end of the paid rental period or before the
required 30-day notice period has expired.
Rental remains active until move-out is complete:
Rent and other charges may continue until proper notice has been
provided, all property has been removed, the assigned space has been
left clean, and all amounts owed have been paid.

Default, Non-Payment & Owner Remedies
If rent or any other amount due under this Rental Agreement is not paid
when required, the Tenant will be considered in default. If a default
occurs, Arbor RV Storage may exercise one or more of the remedies
described below, as permitted by this Rental Agreement and applicable
California law.
What Happens If Payment Is Not Received

Rent Due — 1st of the Month
Monthly rent is due on the first day of each month.

10th Day of the Month
A $20 late fee will be added if rent has not
been received.

30 Days After Rent Becomes Due

The Tenant is considered in default.
•
Gate access privileges may be suspended by deactivating the
Tenant's gate access code.
•
The stored vehicle may no longer be authorized to remain on
the property.
If the Default Continues
Arbor RV Storage may, as permitted by law:

Begin the California lien sale process.
✓
Recover unpaid rent, late fees, and other lawful charges.
✓
Charge reasonable administrative costs permitted by law.
✓
Arrange for towing or removal of the vehicle when legally
authorized.
✓
Exercise any other rights or remedies available under this Rental
Agreement or applicable California law.
Important:
Suspension of gate access does not eliminate the Tenant's responsibility
to pay all amounts due under this Rental Agreement. Financial obligations
continue until the account has been resolved or the Rental Agreement has
been lawfully terminated.

Non-Liability of Owner
Arbor RV Storage provides outdoor vehicle storage only. The Tenant is
solely responsible for maintaining adequate insurance coverage for the
stored vehicle and any personal property kept inside it.

Unless caused by the Owner's gross negligence or willful
misconduct, Arbor RV Storage is not responsible for loss of or
damage to the Tenant's vehicle or personal property resulting
from, including but not limited to:

Theft, burglary, or vandalism
×
Fire, smoke, flooding, or water damage
×
Wind, hail, lightning, or severe weather
×
Earthquakes or other natural disasters
×
Falling trees or branches
×
Rodents, insects, birds, or other animals
×
Mechanical or electrical failure
×
Battery discharge or flat tires
×
Damage caused by tenants or third parties
×
Acts beyond the Owner's reasonable control
Important:
The Tenant stores the vehicle entirely at the Tenant's own risk and is
encouraged to maintain comprehensive insurance coverage.

Gate Access Codes
To help maintain a safe and secure facility, each Tenant is issued a
unique gate access code.
Gate Code Security Rules
✓
Keep your gate access code confidential.
✓
Do not share your gate code with anyone who is not listed on your
Rental Agreement or otherwise authorized by Arbor RV Storage.
✓
The Tenant is responsible for all activity occurring under their
assigned gate code.
✓
Wait for the gate to fully close before leaving the property.
✓
Do not allow another vehicle to follow you through the gate without
authorization.
✓
Notify Arbor RV Storage immediately if you believe your gate code
has been shared, compromised, or used without your permission.
✓
Arbor RV Storage may change, suspend, or deactivate any gate access
code whenever necessary for security, maintenance, non-payment, or
other operational reasons.
Important:
Unauthorized sharing or misuse of a gate access code may result in
suspension of gate privileges, termination of this Rental Agreement, or
other action necessary to protect the security of the facility and its
tenants.

Electronic Acceptance
Online Rental Applications
By submitting the Arbor RV Storage Online Rental Form, the Tenant
acknowledges that they have read, understood, and agreed to this Rental
Agreement.
The Tenant further acknowledges that their electronic acceptance has the
same legal force and effect as a handwritten signature, to the extent
permitted by applicable law.
Electronic Acceptance Statement
I certify that I have read and understand the Arbor RV Storage Rental
Agreement, agree to comply with its terms and conditions, and acknowledge
that my electronic signature constitutes acceptance of this Rental
Agreement.

After reviewing this Rental Agreement, return to the Arbor RV Storage
Online Rental Form to complete and submit your application. You must
electronically sign the form and enter the Contract Date Signed before
